The Challenge: Aging Structures and Hazardous Materials

As residential zoning in Larnaca expands, older single-story homes are making way for modern, high-density residential builds. The developer of this specific 1970s property faced two critical roadblocks before the new foundation could be laid:

  • Hazardous Materials: The old house contained significant amounts of corrugated asbestos cement roofing and asbestos-lined plumbing pipes, common in Cyprus properties of this era.
  • Tight Boundary Lines: The property shared delicate masonry boundary walls with two active neighboring family homes, requiring absolute precision to avoid third-party property damage.

The Solution: Safe Abatement and Mechanical Dismantling

AN Power Demolitions approached this plot clearance in two distinct phases: hazardous material removal followed by controlled structural demolition.

1. Certified Asbestos Abatement Protocol

Before heavy machinery was allowed on site, our specialized hazmat team secured the perimeter. We executed a strict asbestos abatement protocol, carefully dismantling the corrugated roofing panels by hand to prevent fiber release. The hazardous materials were double-wrapped, sealed, and transported to the designated, legally compliant disposal facility in Cyprus, providing the developer with full legal certification of safe removal.

2. Controlled Mechanical Demolition

Once the site was declared biologically safe, we brought in mid-sized hydraulic excavators perfectly scaled for narrow residential streets. Instead of pulling the structure down indiscriminately, we used a hydraulic sorting grapple to carefully peel the house away from the shared boundary walls, ensuring zero structural stress was transferred to the neighboring properties.

Environmental Compliance & Plot Preparation

Residential plot clearance must still adhere to Cyprus KAA 253/2023 regulations. All concrete, brick, and masonry were separated from timber and plastics. The masonry waste was transported to an authorized crushing facility, while the plot was mechanically graded and leveled.

The Result: A Certified, Build-Ready Plot

Within just 8 days, a hazardous, dilapidated structure was completely erased. By handling both the delicate asbestos removal and the heavy demolition under a single contract, AN Power Demolitions saved the developer weeks of coordination time, handing over a clean, leveled, and legally compliant plot ready for immediate excavation.

Frequently Asked Questions

Asbestos removal must be done before heavy demolition begins. Our specialized team manually dismantles asbestos-containing materials (like old roofing or pipes) to prevent hazardous fibers from breaking into the air. The material is then sealed and transported to an authorized Cyprus government disposal facility, and we provide the property owner with the legal certification of safe removal.
