The Challenge: Coastal Proximity and High Water Tables

With the Cyprus tourism sector continuously upgrading, a prominent beachfront property in Ayia Napa required the complete removal of its 1990s-era main building, underground parking, and extensive reinforced concrete pool structures. The technical difficulties were heavily tied to the coastal geography:

  • Marine Proximity: The site was located less than 50 meters from the Mediterranean Sea, meaning zero tolerance for dust runoff or debris contamination into the water.
  • High Water Table: Demolishing the deep pool basin and subterranean levels meant dealing with immediate groundwater intrusion.
  • Strict Off-Season Timelines: All heavy dismantling and site clearance had to be completed within a tight winter window to avoid disrupting neighboring operational hotels.

The Solution: Phased Dismantling and Precision Earthworks

To mitigate environmental risks and structural challenges, AN Power Demolitions executed a phased, marine-safe demolition strategy.

1. Dewatering and Subterranean Clearance

Before breaking ground on the deep foundations, we installed a temporary perimeter dewatering system. This allowed our heavy hydraulic breakers to safely dismantle the old pool basins and underground parking structures without the site flooding. The extracted water was filtered through sediment tanks before being safely discharged, ensuring no contaminated silt reached the sea.

2. Marine-Safe Dust Suppression

Coastal winds in Ayia Napa can easily carry silica dust directly into the ocean or onto neighboring properties. We countered this by wrapping the primary demolition zone in heavy-duty structural netting and utilizing directional water cannons. This localized the dust to the immediate footprint of the excavator’s active work zone.

Environmental Compliance & Material Processing

Transporting thousands of tons of concrete through Ayia Napa’s coastal roads is inefficient and environmentally taxing. Adhering strictly to KAA 253/2023 regulations, we brought mobile crushing units directly to the site.

We processed 2,100 tons of structural concrete, systematically removing all steel reinforcements. The resulting crushed aggregate was stockpiled on-site, providing the developer with immediate, high-quality backfill material to elevate the new resort’s foundation above the coastal water table.

The Result: A Clean Slate for Luxury Development

The challenging coastal site was leveled, cleared, and stabilized in just 24 days. By handling the complex dewatering, demolition, and material recycling simultaneously, AN Power Demolitions provided the developers with a perfect, build-ready footprint for their modern luxury resort.
